The Headwaters at North Creek
Located just south of Everett Mall Way on 3rd Ave SW in Everett, Washington, Home and Hope Community Land Trust (HHCLT) owns more than ten acres of second growth cedar trees; the north end of the property has a beaver pond, and North Creek flows from there through southwest Snohomish County to Lake Washington. As you walk from 3rd Ave down towards the creek, you can see the outlines of an old logging road and the lumpy remains of the original old-growth cedar stumps. The ferns and Oregon grape plants are coming back, and the birds and squirrels have also returned in the past few years since HHCLT acquired the property.
Here, along a major transit corridor, walking distance to restaurants, shops and a grocery store, HHCLT will work to restore the native plants and also to build 23 “family-sized” homes that are permanently affordable to households making less than 80% of median income. The old logging road marks the path of the new community loop drive, where three ADA ramblers and 10 townhouse-style duplexes will soon stand. Using pier-pin foundations for most of the homes reduces the disruption to the ground– and surface-water flow, so the stream can continue to heal. In the southwest corner, where the old trees are especially visible, there will be a fenced dog and kid play area, so the trees can remain, and at the other end of the build-able area, there will be a raisedbed garden space and some playground equipment, as there are no trees, and it is the only dependably sunny spot on the property.
All the homes have a main-floor flex room and ADA bathroom to facilitate full lifecycle living. Most of the homes have three bedrooms and at least two bathrooms, but some have up to five bedrooms and four bathrooms. All of the homes have “green space” views of the forest and stream. The eastern side of the creek currently has trails, and we will build a footbridge to access them. We will prioritize sales to renters from the South Everett – Casino Road neighborhood, especially families with three or more generations co-habitating.
The Headwaters PIER
Also located in South Everett, convenient to jobs and shopping, the Headwaters Pier will be an intentionally calm community overlooking a salmon stream and beaver pond. These 11 homes will be available in early 2025.
